Dealing with Problems As They Arise
Nothing ever goes as perfectly as planned. So being prepared to deal with problems can help. Things happen; people and computers fail, slowing down or even halting the selling process. But having a good attitude and the willingness to be flexible can make a difference.
Think Positively
Keeping a positive attitude will help when dealing with real estate agents and potential buyers. Most people are just like you – trying to juggle a job, family and the myriad other details of life. And there are more honest people out there then dishonest so be patient, use good manners and smile a lot when dealing with people.
Problems with Your Agent
Sometimes problems arrive with the real estate agent. This can be difficult when you are trying to sell your home. The realtor may not be returning your calls as you would like or her interest in your home may have seemed to go downhill. Before getting too upset -remember you are not the only customer she has. She may also genuinely not be in the office.
If it looks like there is a genuine problem then go into the office and have a talk with your agent. Clearly outline your expectations and what you feel she is responsible for handling. If you have signed a contract with a realtor’s office you cannot change realtors until the time on the contract is up. But if there is more than one agent in the office there may be a chance you can be referred to someone else.
Dealing with Delays
Delays are frustrating especially if you are on a tight schedule. But in the world of computers and paperwork they can be inevitable. If you are experiencing delays in closing or other aspects of selling make sure you understand why. If it is a genuine unavoidable incident then you will have to simply go with the flow. If you are being given the run around by the buyer, bank or agent do not hesitate to go over their heads and find out how to rectify the problem.
Avoiding Problems with the House
Most problems involving the house itself can be directly avoided by having a pre-inspection done. Then you will know what steps to take before your house even goes on the market. Avoiding getting the inspections is a sure way of having problems later on.
